Located along Olaya Highway in northern Riyadh, this 30,000 sqm commercial development comprises two unified office towers connected by elevated bridges. The project is organized across ten above-ground floors and three basement levels for parking and services. Six alternating double-height sky gardens form a defining feature of the main façade, enhancing daylight, ventilation, greenery, and workplace wellbeing. Service cores are positioned along the rear elevation to maximize the quality and efficiency of front-facing office spaces. A perforated metal skin wraps the cubic volumes, providing solar shading and thermal protection while creating a refined balance between openness, transparency, and environmental performance.
